Rental Procedures - Appointments

Please review the procedures for tenants that absolutely need to move into a rental unit in the next 1-45 days. Some Occupied properties, cannot be shown/viewed unless the property owner and or occupant agrees to allow prospective tenants in the property.

General requirements for rentals, unless the landlord has requirements less than stated below or exceptions apply:

1. Min Household Income, 35-40x the rental amount and must be verified via W-2's, Paystub's or any other verifiable income source.
2. If there is no lawful income: must show 24 months income requirement, in a liquid banking/brokerage statement.
3. Rental requirements must state 35-40% the rent role depending on Landlord/Managing Company.
4. Broker’s fee to be paid by Tenant, unless stated otherwise, i.e. MLS listing, depending on compensation from LL, clients portion of brokers fee will be reduced. ( this is a case by case basis. )
5. Move in date with 35-45 days.
6. Total funds needed to sign the lease: 1 month’s rent, 1 month’s security and broker’s fee.

Procedures to view rentals after you have talked with a Home Sweet Home Properties Team member:

1. Please fill out the following forms before a Home Sweet Home Properties Realtor can meet you at the property. (first time clients only)
2. Your agent may require a copy of your current credit karma score prior to viewing any properties. Should LL/Managing Co. require their own credit report, managing company will reserve the right to run credit for each occupant that will be listed on the lease. Should this be a private home and the landlord requests HSH to run credit, HSH will reserve the right to run credit for $20.00 per occupant.

Procedures for signing a lease.
All paperwork (leases etc.) will be provided via email or in person and payments thru bank checks/transfers.
