If you're planning to move into a new rental home within the next 45 days, we’re here to guide you through a smooth, professional, and transparent process.

📌 Rental Requirements – What You Need to Qualify

To maintain a high standard of tenant-landlord satisfaction, we kindly ask prospective tenants to meet the following general criteria. Please note that some landlords may offer flexibility depending on the property.

  • 💰 Income Verification: Minimum household income must be 35–40 times the monthly rent. Acceptable proof includes W-2s, pay stubs, bank statements or other verifiable documents.
  • 🏦 No Steady Income? If you don’t have a consistent income source, you’ll need to provide proof of liquid savings covering at least 12-24  months of rent, typically via bank or brokerage statements.
  • 📊 Rent-to-Income Ratio: Landlords or property managers may enforce a 35–40% rent-to-income ratio depending on their policies.
  • 📅 Move-in Timeframe: The lease start date must fall between Day 1 and Day 45 from your application. Please allow sufficient time for your application to be processed, as approval times may vary depending on the landlord or property management company.
  • 🧾 Funds at Signing: Be prepared to provide first month’s rent, one month’s security deposit, and broker’s fee upon signing.
  • 💼 Broker Fee: Unless the listing states otherwise (e.g., MLS listings), broker fees are the responsibility of the tenant. In some cases, landlord contributions may partially reduce this fee—determined individually.

After you’ve spoken with a team member at Home Sweet Home Properties, a few quick steps will help us coordinate property visits efficiently: All Forms can be sent via Docusign for electronic signature.

  •  💳 Credit Evaluation:
    • Agents may request your latest Credit Karma score prior to showing.
    • If required by the landlord or property management, a formal credit report will be conducted for all leaseholders.
    • In private listings where our agency is tasked to run credit, we charge a modest $20 per person.

✍️ Lease Signing – The Final Step

Once you’ve found the perfect rental, all necessary paperwork will be provided digitally via email or in person. Payments must be submitted via bank-certified checks or electronic transfer. We ensure everything is documented and professionally handled to protect both parties.
